You May Be Able to Save Thousands Each Year in Property Taxes

It’s that time of year when property tax grievance due dates are approaching for many local towns and cities.  The upcoming grievance deadlines are:

June 21, 2016 for all Westchester towns, as well as the cities of New Rochelle, Peekskill, Mt. Vernon, and Rye.

Property taxes are based on the market value of your home. Sometimes local property tax assessors overestimate that value which means that you pay more than your fair share in real estate taxes.

Also, if you are paying more than what your neighbors are paying for a comparable property, that’s unfair to you and you deserve a lower tax bill.

I’ve had many clients who have saved thousands of dollars each year in property taxes by filing a grievance.  Believe me, it’s not that complicated a process, and you can file a grievance yourself.

Basically, you have to file a “Complaint on Real Property Assessment” form with the assessor in your city or town by the Grievance Day.  Based on comparable values you can find online, you effectively complain that your property tax assessment is a higher percentage of market value than allowed by law.

You can get all the details on the New York State Department of Taxation and Finance website at:

    https://www.tax.ny.gov/pit/property/contest/grievproced.htm .

If you don’t have the time, I can also refer you to a Property Tax Consultant who will do the legwork for you and will only charge a fee if he gets you a tax reduction.

There is no fee for filing a grievance, you do not have to hire a lawyer, and your taxes can not go up as a result of your grievance.  You have nothing to lose and perhaps thousands to gain!

If you would like to discuss the tax grievance process, need a recommendation for a professional grievance company or if we can help you with any of your real estate needs, please give us a call at (914) 234-4444.  We look forward to hearing from you, or you can stop by our office at 410 Old Post Road in Bedford.
